For a little over a year now, local property portal PropertyGibraltar has produced statistics benchmarking the results of each of its 19 estate agents against the average performance.
In key metrics, Chestertons is significantly ahead of the average result and possibly as important for its landlords and vendors, Chestertons’ statistics are growing whilst the performance of the average agent stagnates.
The headline statistic is the number of visits per month to a Chestertons’ listed property as compared to the average, where in all of the last four months (Feb 19 to May 19) we have outperformed the average agent by over three times each month. Possibly a better statistic is the number of unique views, ie measuring the number of persons visiting our properties on the site for the first time (so this metric discounts multiple visits by the same person). Once again, we have outperformed the average by over three times in each of the last four months.
The gap is widening as in the eight months in 2018 from the start of when the benchmarking statistics were made available, the average monthly outperformance of Chestertons was 2.1 times the average of all estate agents whereas in the first five months of 2019 the average outperformance has gown to 3.1 times.
In terms of international portals, Chestertons Gibraltar listings on the largest portal, Rightmove, accounted for over 40% of the Gibraltar listings on Rightmove in each of the last 30 months. Chestertons has listed over double the number of properties on Rightmove than its nearest rival in each of the 5 months so far in 2019. On Zoopla, the second largest portal, our 200 listings represent 69% of the total number of Gibraltar property listings with just one other local agent and one London based agent using this important medium. Our CEO regularly appears in the Zoopla top 100 of estate agents on social media and is the only Gibraltar estate agent to achieve this. On Prime Location, the third most used portal in the UK, all 200 Gibraltar properties have been listed by Chestertons.
On social media, Chestertons Gibraltar has more Twitter followers than every other Gibraltar estate agent added together with properties showcased to 2,700 followers daily.
On our YouTube channel we have uploaded 350 property videos since our channel launched in 2015 which have been viewed a total of 44,000 times. 16,000 times in the last 12 months. Every sole agency property we list has its own dedicated property video, free of charge to vendors. We are not aware of any other local estate agency that offers this service.
On our Google Business platform, our property photos have been viewed 36,100 times in the last 3 months. Google provides its own benchmark of similar buisnesses where photos have been viewed an average of just 1,400 times in the same period. That's 25 times better than the benchmark.
Our Facebook, Instagram and LinkedIn channels are vibrant, attracting new interest from individuals across the world.
Chestertons’ CEO, Mike Nicholls stated “the days of just listing properties on a company website, an ad in the local paper and perhaps just the local portal are gone, especially for Gibraltar vendors and landlords. Gibraltar is an internationally recognised finance and business centre and it is important that we can showcase our clients’ properties to the world, not just to the local market, to maximise their chance of a sale or let. This impressive set of statistics suggest we are outperforming our competitors in this respect by some margin. As technology and marketing reach advances, Chestertons will advance with it, continuing to take advantage of any new developments that support our industry, as we have always done. We will not rest on our laurels, but continue to push on.”
